Floor sanding and polishing in Bendigo

Bendigo was built on gold and timber. The City of Greater Bendigo's own housing history describes the weatherboard cottage as the basic home of the goldfields, and later bungalows, post-war weatherboards and many brick veneers also sit on timber floors. A lot of those boards are still in place, under carpet, under lino or under a finish that has gone amber and patchy.

Bendigo Floor Sanders is an online enquiry service for that work. You describe your floor, and with your permission we pass the details to an independent local floor sander, once one is appointed, who contacts you to inspect and quote. We don't sand or coat floors ourselves, and there's no cost or obligation to enquire.

Services you can enquire about

What you can ask about

Floor sanding

A full sand machines the floor back to bare timber, removing the old coating, worn traffic paths, scratches and most surface marks. It's the answer for boards found under carpet, finishes worn through to grey timber, and any change of colour. Older Bendigo homes often have softer Baltic pine or Victorian ash that needs careful machine work, while later houses more often have hardwoods. The floor sanding guide covers which floors can be sanded, what happens on the day, how long rooms are out of use and what changes the price.

Floor polishing, stains and lime wash

In Australia, "polishing" a timber floor means applying a protective coating after sanding, not wax. The choice is usually between water-based polyurethane, solvent-based polyurethane and penetrating oils, and it decides how the floor looks, how it wears and how long you're kept off it. Stains, tints and lime washes go on at the same stage. Bendigo's hot, dry summers affect how some coatings behave, which is worth knowing before you book. Compare the options on floor polishing and finishes.

Floorboard repairs

Old floors have usually been altered over the years: a wall moved, a hearth removed, a kitchen relocated, a leak or termite damage cut out. Repairs cover replacing damaged boards, infilling gaps where something used to stand, refixing loose or squeaky boards and dealing with gaps, which tend to open during dry months and with winter heating. Repairs are normally done before sanding so old and new boards are levelled together. Start with floorboard repairs.

Floor recoating

If a finish is dull and lightly scratched but still unbroken, a recoat may be all the floor needs. The surface is cleaned, lightly abraded and given a fresh coat, without going back to bare timber. It is quicker and much cheaper than a full sand and saves timber for later, but it won't fix worn-through patches, deep marks or change the colour. Check whether your floor qualifies on the floor recoating page.

Stair sanding

Stairs take the heaviest wear in a house and are mostly handwork, because big floor sanders can't be used on treads, risers and nosings. Common questions include what's under the carpet, whether to keep painted risers, and how to avoid a slippery finish. Stairs are usually priced per step and are best done in the same job as the floors they join. See stair sanding.

Deck and verandah restoration

Outdoor timber in Bendigo takes a beating from summer sun and heat. Restoration can be a clean and fresh coat of oil, or a full job with board repairs, sanding and several coats. Many period homes also have timber verandah floors that need similar care. Read deck sanding and restoration for when a clean is enough, when sanding is needed and how often to recoat.

How an enquiry works

  1. Fill in the form or call. Tell us your suburb, the rooms or rough area, and what's wrong with the floor. Photos help a lot.
  2. If you agree, we pass your enquiry to one independent local floor sander, once one is appointed. Your details aren't sold or sent to a list of businesses.
  3. They contact you to arrange an inspection and a written quote. Any agreement for the work is between you and them.

The how it works page has more detail, and published price ranges with their sources are on the prices page.
